Our Approach

We developed a fully integrated Excel financial model designed around commercial real estate fundamentals. The model handled rental income projections, operating expense modeling, capital expenditure schedules, and debt structuring in a single connected framework. Dynamic scenario toggles allowed the team to shift between conservative, base, and optimistic assumptions instantly — without rebuilding formulas or copying data across sheets.
Every core output, from cash-on-cash returns to IRR and equity multiples, was wired to update automatically as inputs changed. On top of the model, we built a summary dashboard that surfaced the most critical deal metrics in a clean, presentation-ready layout — built for investment committee reviews, not just internal reference.
