Building the Analytical Foundation
Helion360 started by mapping the full picture — pulling together Airbnb performance data, STR market benchmarks, and existing Pricelabs settings to understand where the gaps were. The audit revealed that base pricing logic had been set up without accounting for booking pace variation, local competitor behavior, or seasonal demand curves in any structured way.
We rebuilt the pricing architecture with that context in mind. A custom Excel model was developed to consolidate booking pace, lead time trends, and competitive rate movement into one coherent framework. This gave the client's team a working tool they could use on an ongoing basis — not just a one-time snapshot.
On the Pricelabs side, we reconfigured dynamic floor and ceiling rates, fine-tuned last-minute discount thresholds, and adjusted gap-fill and minimum stay logic so the platform was optimizing for both occupancy and average daily rate at the same time. Each setting was tied back to real data, not default assumptions.
What the Data Revealed
The market research component uncovered something the client had not anticipated — several competitive blind spots that were directly affecting the performance of their top listings. Adjustments were made to positioning and rate strategy for those properties, which produced immediate improvements in booking conversion.
The pricing strategy work also gave the internal team a new level of weekly visibility through the strategy and governance framework model, allowing them to measure progress against benchmarks rather than guessing at outcomes.
