The Research Challenge
Industrial real estate in Yangon, Myanmar sits in a difficult space for outside observers: the market is active, but the data infrastructure around it is thin. Our client was making real strategy decisions and needed more than surface-level estimates. They needed verified price ranges, credible growth trend data, and zone-specific context that could hold up under internal scrutiny.
The challenge was not just finding data — it was finding the right data. Much of what exists is scattered across local listing platforms, Burmese-language publications, and informal market channels that standard research approaches tend to overlook entirely.
How We Structured the Work
Helion360 approached this in two distinct phases. The first was a concentrated data collection effort, pulling from property listings, regional economic reports, and industry publications — both in English and Burmese. Cross-referencing multiple source types allowed us to filter out inconsistencies and build a reliable baseline picture of how industrial zones in Yangon are priced and how those prices have been moving.
The second phase was an ongoing update rhythm, timed to deliver fresh findings as the market shifted. Rather than handing over a static document, we built a workflow that kept the research current and the client informed without requiring them to restart the process each time conditions changed.
What the Research Delivered
The output gave the client's strategy team a structured view of the Yangon industrial zone market — covering price bands by zone, directional growth trends, and the contextual factors shaping supply and demand. It was designed to be decision-ready, not just informative.
By incorporating Burmese-language sources directly into the research pipeline, we surfaced local data points that English-only approaches would have missed. That access made a material difference in the accuracy of the final analysis, particularly for zones where international coverage is sparse.
The client used the findings to evaluate location options with a much clearer cost framework and a better understanding of where the market was heading. Our industry research services and market sizing reports were central to delivering this depth of analysis.
