How We Structured the Work
Helion360 broke the engagement into three parallel research tracks: property-level title analysis, genealogical investigation, and skip tracing. Each track had its own methodology, but all findings were cross-referenced in a shared documentation layer so that discoveries in one area could immediately inform the others.
For property research, we pulled deed records and ownership histories, reconstructed title chains, and added market context where relevant. The genealogical work required reaching across vital records, probate filings, and census databases to trace family lines and identify the individuals with a legal interest in each property. Where estate transfers had happened informally or without proper documentation, we rebuilt the record.
Skip tracing ran alongside both tracks. Our focus was on locating individuals whose contact information was absent or outdated — verifying identity before including any contact detail in the final deliverable.
What the Research Uncovered
The structured approach paid off. Title chains that had appeared unresolvable turned out to have traceable gaps once genealogical findings were layered in. Two heir disputes that had stalled estate-related transfers for an extended period were resolved through documented lineage research. Located individuals were verified and packaged with current contact details.
Every property in scope received a clean research packet — organized, source-cited, and formatted for legal review. The client moved forward on multiple transactions that had been blocked for months.
