The Challenge: Selling Architecture Before It Exists
Our client, a high-end real estate developer launching a landmark mixed-use residential tower, faced a problem common to ambitious projects: how do you generate buyer confidence and investor excitement for a building that exists only on blueprints? Traditional architectural renders felt flat and unconvincing to their premium audience, and physical scale models were impractical for international roadshows. They needed something that could transport stakeholders directly into the spaces — before a single foundation was poured.
Our Approach: Real-Time Rendering Meets Cinematic Polish
Helion 360 proposed a two-stage pipeline combining Unreal Engine's real-time 3D capabilities with Adobe After Effects for cinematic compositing and motion finishing. This hybrid workflow gave us the best of both worlds: photorealistic, dynamically lit environments that could be explored and rendered at scale, finished with the narrative polish of broadcast-quality post-production.
Stage 1 — Environment Construction in Unreal Engine
We began by importing the architect's CAD and BIM data directly into Unreal Engine 5, leveraging Nanite geometry and Lumen global illumination to achieve physically accurate lighting across all interior and exterior scenes. Our team modeled bespoke furniture, landscaping, and material libraries — from brushed concrete to hand-stitched leather — ensuring every surface responded to light the way it would in the real world. We built interactive walkthroughs for the sales suite and cinematic camera paths for the investor presentation film, all rendered from the same source environment to maintain consistency.
Stage 2 — Cinematic Finishing in After Effects
Raw render sequences were brought into After Effects where our motion designers layered atmospheric depth, color grading, typographic overlays, and ambient audio synchronization. We added lens flares, subtle depth-of-field pulls, and dynamic title cards that matched the developer's brand language. Each deliverable — from a 90-second hero film to individual room vignettes and a looping lobby ambient display — was individually color-treated to evoke the emotional tone of that specific space: warmth in residential areas, crisp confidence in co-working zones.
The Outcome: A Sales Tool That Closed Deals
The final asset suite included a cinematic 90-second brand film, six individual room experience videos, an interactive real-time walkthrough deployed on sales-suite tablets, and a looping 4K ambient display for the showroom entrance. The developer launched their off-plan sales campaign with these assets at the center of every touchpoint — digital ads, investor decks, international property expos, and a dedicated microsite. The response exceeded all projections, with pre-sales opening to a waitlist within the first week of the campaign going live.
