The Challenge: Fragmented Workflows Across Multiple Asset Types
Our client, a growing mixed-use property development firm, was managing an ambitious pipeline of commercial offices, retail spaces, and high-end residential interiors — all simultaneously. Their internal teams were working in silos: architects producing AutoCAD drawings that couldn't easily communicate with the BIM workflows in Revit, while design consultants were building SketchUp concepts that lived entirely outside the project documentation chain.
The result was costly rework, misaligned coordination between trades, and presentation assets that failed to impress the institutional investors and end-buyers they were pitching to. They approached Helion 360 needing a unified, multi-platform modeling solution that could serve both technical documentation and high-impact visual storytelling without doubling the workload.
Our Approach: A Coordinated Three-Platform Modeling Strategy
Phase 1 — Revit BIM Foundation
We began by establishing Revit as the single source of truth for all interior models. Our BIM specialists structured families, levels, and room data to meet coordination standards, ensuring that MEP, structural, and interior finish data could coexist cleanly within the same model environment. Commercial floor plates — including open-plan offices, lobby areas, and amenity levels — were fully modeled with parametric flexibility so design iterations could propagate without manual redrawing.
Phase 2 — AutoCAD Construction Documentation
From the Revit base, we produced coordinated AutoCAD construction documentation packages. Interior partition layouts, reflected ceiling plans, finish schedules, and detailed millwork elevations were drafted to a contractor-ready standard. We maintained bi-directional consistency between the Revit model and AutoCAD sheets, eliminating the version-control headaches that had plagued the client's earlier projects. Residential units — spanning studio, one-bedroom, and penthouse typologies — each received bespoke interior documentation sets.
Phase 3 — SketchUp Visual Models for Sales & Presentations
To serve the client's investor presentations and pre-sales marketing, we developed richly detailed SketchUp models of key commercial and residential interior spaces. These models prioritized material legibility, spatial proportion, and lighting logic — giving the sales team compelling walk-through assets without waiting for full rendering pipelines. Scenes were organized for rapid presenter use, allowing non-technical stakeholders to navigate spaces confidently during live pitches.
Outcome: One Project, Three Platforms, Zero Rework
By orchestrating all three platforms under a single coordinated workflow, Helion 360 delivered a seamless pipeline where every model served its intended audience — contractors, consultants, and investors alike. The client's project managers reported dramatically reduced coordination conflicts, while their sales team closed pre-sales faster using the SketchUp presentation assets. The development firm has since engaged Helion 360 as their ongoing modeling partner across all future pipeline assets.
